We do the hard work for you, keep you informed about how the market is moving, and make sure your rights as a tenant are protected.

The best part? More often than not, working with a REALTOR as a tenant is absolutely free.

  • When you start working with us, we set you up with custom, instant listing alerts so you see new listings as soon as they hit the market.

    It takes a couple hours for listings to load on public websites like realtor.ca so you’ll see new options sooner.

  • Work with us and get the benefit of our negotiation skills. We have a winning track record of securing homes for our tenants. And we make sure your best interests are covered in the final agreement.

  • The only way to be confident, experienced and an expert in the market & rental process is to be active within it. We help you feel knowledgable so you can make decisions quickly and confidently.

  • When you’re ready to make an offer, you will need to pull together a rental application with supporting documents. As part of our process to onboard our Tenant clients and qualify them, we require these documents in advance of any showings being completed. This gives us a chance to make sure your budget is realistic, and that you are putting your best foot forward as an applicant.

    This application package for each tenant includes: (1) valid government issued photo ID, (2) a current employment letter/record of employment, (3) a full credit report with the score and history outlined from either Equifax or TransUnion, (4) your last three paystubs and/or bank statements, and (5) a completed rental application (we’ll provide this) with references.

    Once we have our representation agreements in place and the full package of supporting documents in hand, we can get started on showings.

Working with us, you’ll need to complete three key, important steps to get started on your search for a new rental.

First, introduce yourself: Complete our Tenant’s Intake Form to tell us a bit about you, what you’re looking for and your lifestyle. This gives us the information we need to find the right place for you.

Second, watch your inbox for invitations to access REALM, the platform we use to share listings with our clients and your first set of property matches. Typically our turnaround time is 24 hours from receiving your wants & needs via the Tenant’s Intake Form to send you the first round of options.

Third, jump on a call or sit down for a coffee to go over our Representation Agreements, collect your application documents, and set up our first showings.

Once we have your full package of application documents and Representation Agreements completed, we can get started on showings.

  • Each of our lease listings have at least 5 different custom marketing pieces created, specific to that property. And often we get carried away and create much more than just that.

    You can expect at a minimum to see a custom landing page for your listing, newsletters, social media posts, and more.

  • We don’t always stage properties available for lease, and sometimes we do to help potential tenant’s envision the space.

    We love furniture, art, decor & beautiful spaces, and complete all of our staging from our library of decor. Often properties will call for specific style pieces, and our team will source the right furniture & decor to bring your space to life.

  • Together, we will identify our target audience and tailor our preparation direction (aka getting your home ready for market), our marketing materials & strategy, and how we communicate about your property to attract the audience we want through the door.

    We try to keep our messaging clear, direct, to the point, while trying to work in a little bit of humor.

  • No matter what we do in preparation to sell your home, you can expect to feel like you’ve hired a project manager to make the experience seamless, so all you need to do is say “yes” or “no.” Our team manages everything from coordinating photographers, trades, small updates and large scale renovations.

  • When we help you list your property for lease, our team completes a thorough due diligence process whenever we receive an offer, including a look at an applicant’s financial, employment & housing histories, reference checks, and our skills from our teenage social media sleuthing days. We want to see a history of steady rent payments, steady & secure employment, and sufficient income on top of glowing personal & past landlord references.

    We also recommend staying up to date with news from the Landlord Tenant Board, and getting to know your role & responsibility as a landlord.
