We had our eye on this building. The location has seen improvement over the last few years and will see massive improvements over the next few years. New projects have dominated the Junction & Junction Triangle for the last decade, with new condominiums, purpose-built rentals across the street and the redevelopment & reimagining of Galleria Mall just to the East, this is an area worth buying into.

Our clients were on the hunt for a good investment that would work as a home for them for a few years. This approach to investing in real estate, buying a unit that they themselves would enjoy living in with the intention of keeping it in their long-term portfolio as a rental, shows they are bringing a layer of humanity into the rental game. They would not invest in a unit they would not enjoy living in themselves. There was no “make-do” option for these two, and in the end, those tend to be the best kind of landlords.

We went in aggressively with our first offer, and met in the middle. Our conditional period resulted in more negotiations, handled quickly on both sides, and resulted in a slightly lower price than we started at. Our conditions were cleared, our deal firmed up and by the end of September, our buyer’s will be homeowners.

Our conversations and goals with clients always revolve around what is best for them, and we don’t like to leave any detail up to assumption. Some things, like projected ROI & potential growth, have an element of instinct & gut-feeling incorporated into them, and can only be supported by hard numbers. Both the clients and myself have a long history working in development, and spent our showings & phone calls considering both the emotional, personal wants for their first home and the financial analysis of the property potential.

We could not be happier for our buyers who have secured their first home at 1145 Logan Ave, an intimate boutique building in the heart of Broadview North with only 3 suites per floor.
