it must have been kismet.
We could not be happier for our buyers who have secured their first home at 64 Mulock Ave after a nail-biter of an offer night.
Our buyers were not planning to purchase their first & forever home until at least the fall, but when this artist’s paradise hit the market, it felt like fate. Friends sent them this listing & without a second thought they picked up the phone to call me. Within a day, my buyers were pre-approved, we had toured the space, started our due diligence and planned our second visit. Over the weekend, we hit the open house to see what the traffic was like, followed by a third visit before offer night.
The morning of offer day, we reviewed our offer, signed the paperwork and planned to check in 30 minutes before offers were due for one final check in before submitting. With 20 other offers to compete with, we decided to raise our offer. Half an hour later, the opportunity to improve was in front of us and we took it.
In the end, we won. But we were not the highest. We won because we showcased how much this buyer loved this home, and while I would love for them to buy & sell with me every ten years, this is their forever home. And it is still sinking in that our offer was accepted.
Understanding the motivations of the seller is paramount in a multiple offer situation. While the number on the page is king, when a seller clearly loved their home as much as this one did, we knew highlighting how the next owners would continue the legacy of memories & good energy in a space would be the #2 deciding factor. It turns out we were right.
On to closing, the best day of the year.
